Render is a virtual staging and buyer visualisation service based in London. The website, both agent tools (Virtual Staging and Buyer Vision), and the buyer-facing quiz are all operated by Render. For any privacy question, contact us at hello@renderhomes.co.uk.
When you use the agent flows (staging brief or Buyer Vision listing setup), we collect:
We use this to produce the visualisations you've asked for, send you back the final images or Buyer Vision URL, and communicate with you about the listing. We don't share your details with anyone outside Render, and we don't sell anything to marketing lists.
When you complete the style quiz for a property, we collect:
Your email address is never shared with the estate agent. The agent marketing the property can see which styles were chosen across buyers (aggregate engagement: "Buyer 1 chose Warm Modern, Buyer 2 chose Art Deco") but not which email belongs to which preference. We don't add you to any marketing list, and we don't contact you unless you reply to the email we send with your visualisations.
Agent submissions and listings are kept for as long as the listing is active, plus six months after, in case you want to reuse photos for a similar property or refer back to a previous style direction.
Buyer submissions are kept for twelve months, then permanently deleted. If you want yours deleted sooner, email hello@renderhomes.co.uk and we'll remove it within seven days.
Submissions and images are stored on Netlify (our hosting provider) and processed with Google Gemini (for image generation). Both comply with UK GDPR. Netlify data centres for European traffic are in the EU. Google Gemini processing happens via UK/EU endpoints for UK-based requests.
We don't use marketing cookies, advertising trackers, or analytics that identify individuals. The site uses minimal technical cookies only for things like remembering that a form was submitted (so you don't see the form again after success). No third-party tracking.

For any of these, email hello@renderhomes.co.uk. We'll respond within 30 days. Usually much sooner. We're a small team and we read every email.
For agents: we process your data to perform the service you've asked us to perform (lawful basis: contract).
For buyers: we process your style preferences and email based on your explicit submission of the quiz (lawful basis: consent). You can withdraw consent at any time by emailing us; we'll delete your data and stop processing.
If we change anything material we'll update the date at the top, and if you're an active agent partner or have an outstanding buyer submission we'll email you to let you know. The old version stays accessible if you want to compare.
